Too close for comfort?
After winning an invited competition by Southwark Council, we developed a high quality design for a prominent plot within the wider Bermondsey Spa regeneration masterplan. It addressed several site constraints including the proximity of adjacent estate buildings, protected mature trees on Spa Road and resolved daylight, sunlight and privacy challenges with nearby properties.
The development replaced two existing dilapidated four storey residential blocks above ground level retail units. In collaboration with Southwark Council we organised a series of consultation events with local residents and businesses to inform the emerging designs.
Innovative concepts for maximum units
Our crafted design comprises 48 apartments, half affordable rent, half market sale, over ground floor commercial and retail space fronting Spa Road.
We were able to maximise unit numbers and value by adopting a single core approach. The two five storey blocks incorporate a range of innovative concepts including the maximum use of dual aspect units, large private projecting balconies and bespoke projecting light boxes for the shop fronts.
The integrated design enabled residential units to sit alongside commercial spaces at street level and create accessible active spaces for everyone. The phased approach to construction allowed a number of existing businesses to move from the old buildings to the new.
The development strategy put in place with Hyde Housing responded to the evolving residential market and meets the wider aspirations of Southwark Council’s regeneration masterplan. Block one containing the affordable units was completed first and our client was able to benefit from the uplift in property values when the
private sale properties were marketed ‘off plan’ in phase 2. By choosing bricks to reflect changing daylight conditions, layered with crisp repeating balconies, the design is recognised as a valuable addition to the context and this part of Bermondsey.
