Meeting technical, legislative and community constraints
Working with the landowner, London & Continental Railways, our challenge was to design a masterplan that conformed to Dacorum Borough Council’s planning guidance, met the operational requirements of Network Rail and validated the viability by appraising different design options. The site contained multiple conflicting uses, and any development was of great interest to the local community, requiring sensitive engagement to build support for changes of use and increased activity for the site.
Delivering viable transport orientated development
From the outset we engage stakeholders and listen to their point of view and build support through a series of collaborative workshops. The workshops developed scenarios that sought to maximise the value of land assets around the station, provide new housing, support economic growth and deliver an improved passenger experience for the community and visitors alike. For each scenario, massing plans and area schedules were produced to assess viability.
These proposals were presented to the public to assess, then refined against their ambitions and needs. The final proposal reconfigured land ownerships, car parking and provided new commercial and residential uses to deliver a viable transport orientated development focused on the station.
