We took an awkward infill site and transformed it into a landmark contemporary development of affordable and market value homes, entirely sympathetic to its Victorian and Edwardian neighbours.  In the process, we achieved a 44% uplift in density against planning policy for our client.

Sympathetic high-density housing

Our brief was to design a high density contemporary mixed use housing development in keeping with adjacent 19th and 20th century mansion blocks. The island site located on Jamaica Road was prominent, triangular and very compact.

To inform our design response we undertook a thorough analysis of the site and its surroundings including local building heights and typologies, façade detailing, materials, site orientation, edge condtions and urban landscape.

Landmark homes for sale and rent

The resulting development wraps around the sides of the triangular site, maintaining and continuing existing building lines and positively defining street edges. There are shops on the ground floor and 37 affordable and market value homes arranged across the six and seven storeys above.

A ‘scissor’ stair on the lower two levels consists of two interlocking single stair flights, one serving the affordable tenure units and the other, the market value units on the upper floors. Each tenure type has a separate entrance on the ground floor.

Situated in the fold of the plan, the entrances and central landscaped court are protected from the noise of the road. The outer façade is made up of bands of brickwork, glazing and fixed panels. In contrast the inner façade defines a more contained space with perforated vertical fins, that allow sunlight to filter in and views of the space outside.
