New homes for historic Camberwell Green

WW+P has designed and completed 66 new homes on Camberwell Green for Peabody, 110 years after the housing provider commissioned an architectural design competition to build the historic Camberwell Green Estate.

The Camberwell Road scheme, constructed by Durkan, completes the north-west corner of Camberwell Green and regenerates two town centre brownfield sites within the Camberwell Green Conservation Area. It consists of mixed tenure one, two and three bedroom flats in a six storey block on Camberwell Road. Along adjacent Medlar Street are a further six, four bedroom family townhouses.

A range of commercial units on the ground floor on Camberwell Road are designed to appeal to an eclectic mix of retailers, adding further to the vibrant community of Camberwell Green.

The development unifies two complex and distinct sites that book-end an existing terrace block; individually designed but featuring common elements and creating a sense of design consistency. The surface textures and colours complement each building and respond to their immediate surroundings. High quality bricks with reflective surfaces and large windows create a contemporary look and flood all homes with natural daylight.

All the apartments have access to communal and private outdoor amenity space - inset balconies, ground floor courtyard gardens or second floor terraces.

The townhouses include both courtyard gardens and upper floor terraces and offer generous family sized accommodation. They are of an innovative design and construction to address a number of site constraints including the presence of a working Victorian sewer pipe below Medlar Street.

A lightweight metal frame structure sits on a raft foundation to protect the sewer; the metal frame is a prefabricated cassette system manufactured and pre-insulated offsite under factory conditions.

Peabody owns and manages more than 4,100 homes in the London Borough of Southwark.

WW+P too has a long history of designing mixed use developments in the Borough. We are currently working on a number of schemes under Southwark Council’s New Council Homes programme to deliver 11,000 new homes by 2043, improve underused sites and enhance existing estates.

In the first half of 2019, WW+P has also been appointed to a further three housing frameworks, One Housing, Hyde Housing and Catalyst Housing, with sites across London.
