Arden Cross is a nationally significant development opportunity. The 148-hectare site will create over 30,000 jobs and 2,500 new homes with future workers, residents and visitors benefiting from unparalleled access to air, rail and road travel.

The delivery of the High Speed 2 Interchange Station will place Arden Cross at the centre of the new national high speed rail network and provide a catalyst, further enhancing the site as the best-connected development opportunity in the UK.

Arden Cross’s strategic location in the UK and its close proximity to an educated and skilled workforce, will provide an attractive proposition for international investors and occupiers looking to establish and expand.



The site itself is complex in terms of topography and existing infrastructure with a number of landowners and stakeholders. A robust masterplan was needed to deliver the ambition of Arden Cross Ltd (ACL), the delivery vehicle formed by the consortium of landowners to unlock the huge potential of the site and create a positive legacy for the future delivering economic, social and environmental benefits.

In partnership with the stakeholders across the region, alongside HS2 and the government, we developed a masterplan that demonstrates the scale of opportunity through a shared vision and set of clear development principles. Focusing on early phase priority projects linked to the integration of existing road and rail routes the masterplan sets out an achievable project strategy.


The final masterplan is an innovative and forward-thinking approach to the site’s development, to harnesses the areas unique landscape and infrastructure and to create an environment in which people and businesses can thrive.

The Arden Cross masterplan brings together the vision for a sustainable, smart and connected new destination with opportunities for employment, skills, learning and living. A place unlike any other in the Midlands or the UK, the masterplan will help transform the existing advantages of the UK Central Hub into a world-leading location.

Sustainable Design

Preserving, enhancing and celebrating the site's existing landscape is at the heart of our proposal for Arden Cross. A clear landscape and ecological strategy run throughout the scheme, ensuring spaces are mindfully designed minimising the impact on natural elements, and enabling a biodiversity net gain. These principles are exemplified within the 12 hectar park, shaped around the existing Hollywell Brook located at the centre of the site.



The community will be served by public transport modes which have been seamlessly integrated into the masterplan, removing private vehicles from the road to create a truly natural and pedestrian-orientated space. This will be facilitated through a network of interconnected multi-modal movement corridors which will engage leading technology to promote sustainable transportation methods, creating an environment where both community and industry can thrive.
