We have been working at Grade II listed Victoria station for over 10 years delivering a series of improvements works and upgrades designed to meet passenger demand for the next 50 years; creating a world class station and civic place that preserves and enhances the historic heritage of the area.
In response to the current under-utilisation of retail space, we developed masterplanning proposals to maximise potential in the short, medium and long term.
Creating a city-shaping destination
In the short term our proposals developed a heritage framework to enhance the current listed status through the introduction of new entrances, reuse of historic space and removal of existing poorly placed shops.
As part of the improvement works on the Victoria Station Arcade we worked with the planners and heritage team to minimise the impact and meet English Heritage’s aspirations for the site. Our designs provided a modern station retail environment that was sensitively adapted to the Edwardian retail architecture and elegant store street frontages still in evidence.
In the medium term the development of a new perimeter over station development (OSD) will provide an additional 29,000 m2 of retail space located over the Sussex and Kent side concourse platforms. The proposals maximise the commercial value of the OSD and position it as part of a broader more holistic station proposal. The strategic positioning of new retail entrances along the key commercial and pedestrian movement corridors adds additional value and helps to relieve wider congestion.
In the longer term the retail masterplan delivers full integration of the OSD and remodelling of the station creating a key civic and city-shaping destination.
