Outdated land use
The existing commercial land is outdated and no longer appropriate for the area, which is poised to be the financial, innovation and cultural centre for the City of Vaughan in Ontario. The masterplan site benefits from strong transit connections to the city with the subway and VIVA Rapidway which are currently underutilised.

Working for SmartCentres REIT, our solution for the 8.2 hectare site delivers a new mixed-use community of almost 3,900 homes through a combination of 8 to 45 storey towers. The masterplan provides much-needed new homes, creating a place that builds upon the strong transport links to the Vaughan Metropolitan Centre.
Enhanced well-being of the surrounding community, future residents and visitors was key to the ambition for the 400 & 7 Masterplan. The design provides access to generous outdoor green spaces, with the buildings located to maximize day and sunlight into the site, mitigate against the impact of wind and create pleasant spaces for residents and visitors to pause, relax and enjoy.
